BOARD OF DIRECTORS OPEN MEETING AGENDA
July 30, 2025
Attendance: Kim Bullock (by phone), Anita Hillis, John Ferraro, and Bob Alvarez. Nicole Belston absent.
Meeting Called to Order: 6:18 PM
Review and Approval of Minutes -1st John, 2nd Bobby
Review and Approval of Monthly Financial Report -1st Anita, 2nd John
Discussion on;
-Increase in electrical costs due to the new pond pump. This pump is more powerful than the last one. It’s making the water murky. Considering the possibility of not having the pump run 24/7. A timer may be the answer.
-Digital assessment, billing and collection. This would be easier for members and less expensive for the Association. Paper would continue to be an available option upon request.
OPEN ISSUES:
Delinquent dues- Lot 31 continues to be in arrears. The total owed as of 8/1/25 is $7,292.44. Certified letters have been sent but continue to be refused. The board continues to investigate the most cost efficient way to collect this past due assessment.
Construction / new resident updates -Several homes are continuing construction and 2 are near completion. Congratulations to Eric C. and John F. for the amazing work.
Newsletter -The summer Newsletter is in the final stages of completion and will be out shortly.
Entryway archway maintenance-Board member John F. sealed the archway with 20 gallons of Borat Mix and two coats of stain. This Meadowbrooke feature has been up for 20 years and never maintained. The logs are over 50% rotted. This maintenance will buy us a few years of structure stability. The board is researching cost effective replacement options. Thank you John for all your work.
NEW BUSINESS:
Fall weed spraying- Scheduled for the end of September.
Elections-Annual Meeting and Elections time line.
Board Biographies due August 9th.
Election packets emailed August 11th.
Votes by email due August 16th.
